Dr. Phillips Real Estate Update – June 2014 | Dr. Phillips Real Estate Expert | The Orchilles Realty Group

The number of single family homes in Dr. Phillips dropped again in June 2014, but not by much. In May, a total of 37 single family homes were sold in the Dr. Phillips area and 36 in June. When compared to June of 2013, Dr. Phillips real estate is showing stability. There were a total of 37 single family homes sold during the month of June in 2013 for the Dr. Phillips area.

The number of active listings also indicates a stabilization of the the Dr. Phillips real estate market. The total number of active single family home sin Dr. Phillips went up from 223 in May to 243 last month. This number is a significant increase from June 2013 when there were only 183 active single family homes available for sale in Dr. Phillips.

The average sale price for a home in Dr. Phillips saw a decrease from May to $401,848. The average days on the market for a single family home in Dr. Phillips also saw a decrease in June to 53 days. Sellers received an average of 97% of their asking price in the month of June.
Stability seems to be the trend in Dr. Phillips real estate for the 2014 summer selling season. More homes becoming available means that sellers will also be buying new homes and further stabilizing the market. Many homeowners were afraid of selling their homes because of a lack of inventory, a trend that should disappear as a stable market emerges.
